Downtown Denver is reinventing itself, building the model for the Great American Downtown. A report by Richard Florida, prepared for the Downtown Denver Partnership, argues that the city is evolving beyond the traditional office-centric model and has an opportunity to become a model for a great American downtown. While the traditional Central Business District (CBD) continues to face significant office vacancy, activity across the broader downtown indicates otherwise. Foot traffic has recovered to over 90% of pre-pandemic levels, visitor activity is above or above pre-Pandemic, and more people live downtown today than before the pandemic. The report suggests that the success of a downtown that attracts jobs and talent is no longer defined by office occupancy. The 2025 Downtown Area Plan aims for a CBD organized around housing, visitors, arts and entertainment, the outdoor economy and new forms of work.
